I think Grant is an idiot for telling people to not invest until you have 100k. I started with 2k and will never look back!

I would only look at zip codes 44100-44109 Stay away from the East Side! I currently own one rental on the westside and have about a 27% cap rate. PM if you'd like to focus on the Westside. That's all I'm investing in.

Do an open house and screen everyone. Sit and talk to them. I was able to obtain a great family so far. The husband takes care of the small issues that would potentially be an issue if he wasn't present.
