I am interested in finding a mentor in the greater Cincinnati, OH area. I'd like to find an individual whom I can add value to their real estate investment portfolio. I am competent in understanding the sub markets/neighborhoods in the city of Cincinnati. I have researched over 100 SFH/multi (1-4 unit) properties based on metrics of cash flow/GFR/1% rule/50% expense rule/cap rate.

I purchased my first property in September 2020 and look forward to purchasing another property no later than spring 2021.

I am eager to connect with passionate investors to see if our goals, personalities, timelines, and strengths are appropriate matchings.

Thanks!

I have an extra washer and dryer from a recent property purchase. Outside of FB marketplace and Offer Up, what are quality ways to sell appliances in Cincinnati?

Is it usual to see an agent write a personal check to cover a monetary dispute among the buyer and the seller? An example, that did not happen in our case, may be paying to cover tv wall mounts.

Thanks!

Thanks all for the input!! This helps solidify our research and peace of mind. I wanted to ensure there is integrity in our chosen decision.

Recently I sold my home, and the final walk-through was one hour before closing. All personal items were removed from the house and was given more than just a broom sweep clean. The oven dishwasher refrigerator and microwave were all cleansed prior to leaving the home. all nail holes from pictures or mirrors were spackled and painted. The windows were cleaned a new air filter was placed and all carpets were vacuumed. The granite countertops were shined and moldings were wiped down.

During the final walk-through the buyer stated that the house was left in disarray. We took videos of our cleaning and provided it to both agents. The buyer demanded for a professional clean. There was no concession or statement in our agreement that the seller would have to pay for a professional cleaner.

My question is who would pay for the professional cleaner in this circumstance?
