I would definitely recommend reaching out to other agents in your office and volunteering to help with some of their more menial tasks (things like attending appraisals, inspections, open houses, etc)
It's hard to portray yourself as an expert to a prospective client when you've never been involved in a deal, but if you can fast track that a bit by riding piggy back on someone else's it will accelerate you and help build that comfort and experience.

I have not yet used him, but @Account Closed is active here on the forums and has been very responsive and helpful the few times I've talked to him. I fully intend to work with him on my next project, and feel that he is a stand up guy from our conversations and other references.

It sounds like you're becoming an agent and trying to pick a brokerage, right?
I would interview with a bunch of different ones and see which seems to be the best fit. Explain to them what you're looking to do. Some are not as 'investor friendly' and frown upon agents doing their own deals. Some are just fine with it and have a flat fee model for such practices, etc. I do agree that starting with one of the bigger players is probably going to be the best way to learn and grow your business initially.

It may be tenant misuse or it may be something like a toilet that never stops running that goes unnoticed. I think getting in there and replacing toilet flushers, faucets, etc for low flow ones would be a good start as well as checking for leaks (drippy laundry tub faucet or exterior spigot is pretty common)

100 is definitely ambitious, but it could be as easy as changing the address and price on a template and sending it off.
As an agent, I would probably do it for one of my clients that I've done deals with and know is reputable, but I probably wouldn't spend the time doing such a task for a new client unless they were providing me some kind of additional compensation for my time.
It's probably not a good idea to do if you are only looking for one property and don't have the means to commit to going through with most or all of the offers that get accepted.

It's possible if you're willing to put in the work.
I started by partnering up with a few friends and using a small amount of savings to do a flip. I took the profits from that and turned around did the same thing.
Best first moves with a limited budget (in my opinion) would either be to start flipping with what you can to build up an investment fund, or buying a small multifamily that you can add value to with an FHA loan to 'house hack'
