Hi All,
How much do you typically budget for moving costs/setup on MH? Either single wides or double wides.
I have a line on a cheap single wide that is in real good shape, owner just wants it gone.
I've been looking at quotes and it is coming back around $5-$15k for a 30 mile one way move.
I've been thinking about trying to buy one from transporter, and get the 2nd one haul/setup wrapped into the deal. Thoughts?

Should have had enough reserves. Also, a good reminder that while STR's roll in the bank during good times, they are ultra risky for downturns. May be wise to get your inventory back into the market ensuring people have decent housing options...

Hello,
Curious as to how minimum payments work. Beginning is interest only.
Current Heloc is around 6% interest, and a minimum payment of $100.00.
Would it work like option a or b?
A:
$1,000 x .005 (.6/12)= $5.00 a month minimum payment
B: $1,000x.005 = $5.00 a month minimum payment, but the actual minimum is $100, of which 95 goes to principal and $5 to interest?

So I am working on a project that is a conditional use, by the local government.
Siting a duplex in lieu of a SFH on residential property.
What have you guys found helps bring success?
Thus far I am considering displaying the additional tax base that will come from that verse a SFH, additional power used from a duplex (ie city gets a portion of all electrical bills in city), additional water and sewer revenues, and the big one that it helps the affordable housing crisis.
My last point is that, according to their own zoning ordinance as a direct permitted use, I could install two manufactured homes (used or not does not matter) on these properties. That would be kind of a last ditch effort.
Have you found success with pointing out the instances they have approved a similar request in your city?

Anyone happen to have either of the subject items, more tailored for long term stays? Looking to adapt some forms for my needs.
I see MHCO has some of what I need, hoping to get them without paying a $300 join fee...
