Thank you. I don't know either but she mentioned the tenant could make claims of harassment or other things. I think that's where my lawyer was coming from. I have not cashed the check yet, so I will make that call.
I appreciate your feedback. How about the other areas? Should I accept it being from his parents? That may muddy the waters. Thank you for your help.

Good afternoon everyone,
The Tenant in my home decided to have his father mail me the check for the last months rent. I mentioned to him that after his parents paid the first months rent and security deposit I would only accept money from him. I have a NTQ which I had a marshal deliver to his door on 6/12.
Additionally, his father did not include the late fee in the check dated 6/12 which rent was due by the 10th. The check just arrived today 6/15
My question is, should I email my tenant advising that I received the rent from his father and per our agreement at the start of the lease that he needs to write me the check himself and include the $50 late fee, *5% late fee? OR just deposit it and ignore the late fee? (my lawyer advised a no contact)
ALSO if he does not include the late fee, do I still have grounds for eviction as I do not want to accept partial payment?
Finally since he paid/trying to pay can I continue with the eviction process?
I will hopefully be in touch with my lawyer soon but wanted some advise.

@Nathan Gesner Thank you. I was mostly curious since I have a preferred method of contact as well which is email and phone. I will follow police procedure if this continues though.
Another question I have is, if he doesn't pay the rent or if he does and he doesn't leave within the 3 day NTQ. Can I still proceed with the eviction process and get him out?
Any tips would be great, thanks.

Good evening everyone,
First I want to say I have a tenant that's just been served a NTQ for nonpayment of rent that lives in my home. I have an attorney and she advised me no contact with him. The tenant decided to play the rent is in the mail game. Additionally, I believe he will be playing the parking in front of garage game. In the lease it's clear this is a violation and cars will be towed.
I call my cities police department and they advised I needed to give him 24 hr notice by certified mail to move his car. Is this correct? Any information would be great, the process is rolling along but since he lives in a room I don't want to slip up.
