Mark is 100 percent correct. Everyone does storm damage here and everyone waits for the next hail storm to let insurance pay for their roof.

If you want class 4 shingles for the insurance discount. You will have to go out of pocket. Insurance company is not going to upgrade you for free. Dallas was hit by a large hail storm around the same time as OK so very unlikely someone from Dallas is going to want to go up to OK for the amount of what you are talking about. I suggest using someone local. Did you handle the insurance yourself ?

Hey Paul,
I am currently doing my first house hack here in DFW in Grapevine. Just wanted to comment on doing a rehab is a huge time commitment. If you are going to do the rehab yourself. Plan on spending every weekend there for a few months. Honestly, it’s been an amazing experience, because then you have some way to gauge bids from contractors and get a better sense of material costs.

I would of done the exact same thing. But, I convinced LL to give me contractor pricing. Seemed higher quality than the brands I looked at Home Depot and decided to go with that. I'll attach some photos of it finished. I think I paid $55/100sq or $45/100sq. I would have to double check.
