Great information.  I do have a couple of questions.

1) What about obtaining clear title on a tax delinquent property where the owner, or anyone with an invested interest does not satisfy the delinquencies during the redemption period.  Is there a problem, or issues with obtaining clear title if you are then able to foreclose or obtain ownership of the property?

2) Also, do you ever contact the tax delinquent property owners directly before the property goes to tax sale (tax deed or tax lien certificate) auction.
