@Brian Zaug I was listening to the Bigger Pockets podcast today with @Amanda Han episode 49 and actually that question is asked to her. Its a little bit of an older episode so you may want to speak to a CPA to see if anything has changed since then. But the answer was that you can't write off the full amount of  equipment (trucks, cars, HVAC, etc. ) in one year anymore, only a percentage each year I guess.

@John Franczyk Does the house have rugs? Because if so and the cat/cats did the business on the rugs over years I just feel like over time if you use any sprays or anything it may just slowly come back. May want to think about replacing the carpets. Maybe getting a good cleaning crew in there to just thoroughly go through the house to clean it. Rugs just collect and collect. @Jim Hern Has some great ideas too the dander and everything is everywhere vents and filters should be cleaned as well.

@Account Closed You must be owner occupied for any of 2 years out of the 5 years. Your best bet is to consult with a CPA and a lawyer to figure out the guidelines that best suit you because again we don't know your position or anything.

@Jimmy S. So if your question is to keep the security deposit or not. The answer is ABSOLUTLEY. They clearly didn't follow rules provided to them 3 YEARS AGO. So therefore, you owe it to your business to do what states will happen if they don't abide by the contract that they signed.  Also does the security cover all the costs?

@Kristen Ray Some contractors may. But I Know plenty up here in New York that use Home Depot, Lowes, etc.

 @Kristen Ray Home Depot, Lowes, Lumber Liquidators. Those are some we use up in New York. I know they are down in Maryland too. But look up some places down there too. Could be some good small palce down there as well.

He talks about a lot and has great insight to direct mailing. Michael also has another podcast #77. If you listen to those or check the show notes. He gives you his info to get in touch with is direct mail service and the number to call to talk to him, he is willing to help anyone willing to learn.

@Daniel Pichardo Hey Daniel, I am from New York as well. New York is obviously a very expensive and competitive market you just have to find out what works for you and go after it! But, it is definitely possible! Sounds like you are on the right track and are willing to learn. Just keep learning and try to find your first deal. If you have an questions specifically don't hesitate to contact.
