Does anyone know what EMP's stands for?

The size of the house is 1516 square feet BTW.

Thank you all for your comments and opinions as they are important to me with this being my first rehab.  One of the first questions I asked the owner was what quality of light fixtures and fans he used to come up with the bid and he said that he used the "home depot middle of the line quality" to do the bid.  The same was asked for the carpet and tile and he said a little bit better than the standard low grade, which is great with me considering it is a low end neighborhood.  So we are not talking about $30 dollar fans here, I don't know where that came about.  Like I said before, they want my continuous business so they made it very clear from the start they would shoot straight and do quality work so we could have a long term relationship.   

(The owner of the company is actually a preacher as well which may not mean much to some people but I feel I am a pretty good judge of character and he and his team seem very honest and so far have been great to deal with)

Yes, I thought it was a great bid.  They currently do not have a steady stream of work and are dying to get my business so they could have all of my rehabs.  If they keep giving me prices like this and their work is what they say it is and what their references have said I feel very lucky.

I have ran my own numbers and I feel like I am getting a really good deal here, but I would like you seasoned rehabbers to let me know your take on it.

So I posted the other day the same question and I am just trying to get a few more responses.

My father is investing with me on my flips (rehabs). I just signed my first contract on Thursday and we still have not decided on a percentage rate or even the possibility of a cut of the profit.  He has tossed both around and said when the time comes we will figure it out.  Well the time has come and I plan on discussing it in the next day or so. Please give me your thoughts on private funding if this is something you have experience in.
