I have flipped several properties and I want to make sure going forward I am leaving as much on the table as I can.
My question is....If I find a buyer not on MLS can I just transfer the deed in my name and get it notarized? What is the best way to achieve this. Actually close on the property or transfer deed. I am still learning so much so any advice would be super helpful.
Please let me know what you do currently.
Also, I am a RE agent so when I sell I usually just put my commission towards closing. If this is not the best way when selling suggestions welcomed.

Hello Everyone,
I would like to know if anyone is having current success with a website, social media and bandit signs. I have not yet tapped into any of this and I would like to. I am looking for any advice anyone has using these methods or any others I have not mentioned.

Hello All,
Here is what I am looking for...SFR 3/2, I live in Wylie but I am willing to go 30-60 miles for the right property. I am an all cash buyer and will act fast. I am currently about to list my 4th flip property and will be doing REI full time in about 4-6 weeks. I have done my flips on the side thus far and why I am looking for some help now. I am a real estate agent (got license just for REI) but I have not had the time to devote to finding properties like I would like while working my current position with my family business. Also, if anyone knows a great turn key contracting company I would be very interested. I have a good team in place but they are not used to rehabbing entire homes and a little slower than I would like, also they can only do one property at a time. Since I will be doing this full time in the next month or so I will want to do multiple properties and would like to try out a turnkey contractor.
So to recap....I need contacts to help me find properties be it RE agents, wholesalers, birdogs, ect. I also need a good turnkey contractor. Any other advice from seasoned vets would be awesome. I am very eager to learn and network.

Well I just wanted to update everyone and say THANK YOU SO VERY MUCH FOR ALL OF YOUR HELP AND INSIGHT! BP is amazing and it's people like you that reassure me there are still others willing to help out and offer good advice so rookies like myself can make it in the REI world.
I have now had another company that an investor friend suggested and he too told me a similar price of $13,000. To go into a little more detail the clean outs are right in front of the house like 2 feet away, there is no going to the street. (I have seen that mentioned a few times) I have had it tested with the isolation and camera and there are at minimum 6-7 leaks half of them root penetration from very large trees surrounding the foundation. Which with some research tells me there more. I assume it would be best just to redo the entire plumbing so now I am just calling to get estimates from different companies. I will spend most of my day tomorrow doing that and then go from there once I get a few firm estimates.
@Hattie Dizmond I know you have asked twice now about the inspection. No, I did not get an inspection on this property. Yes, I know it is the smart thing to do. This house was for sell quickly and others were in line to buy it. I walked the property and knew what I needed to budget to get it fixed. I did not however know to do a hydrostatic test, even after reading all of the many many books (I either missed it or forgot). Maybe very basic for others but for a new investor like myself that has not run into this issue before I was clueless. Lesson learned the HARD way but I will not make the mistake again. The big ticket items like foundation, roof and HVAC were all looked at and I knew what was going on with them. I just did not know about the plumbing and will educate myself further before purchasing my next property.

I am in the process of getting more bids and seeing what other options I have here. This was just unexpected and I was uneducated on this issue. All of your advice is very helpful. I will keep you updated as I am taking the next few days to try and figure this out.
Maggie, let me be very clear that I asked "Could I sell the home without a foundation warranty" I never said I would not disclose the leak. I would never not disclose the home had a leak. I am very aware I am posting my face and my full name very clearly on the Internet as well as that I am a licensed real estate agent. So I would not do anything unethical and know I have to disclose everything I know about the property. In a worse case scenario I may choose to get out of this property and move forward and sell it outright disclosing all I know. Another investor that does not have cash may need a conventional loan and I buy cash so I do not know all of the stipulations with the foundation warranty's. That was why I asked that question to be clear on that!

I have a rehab property here in Garland and I finished the foundation only to get the call from the company telling me I had a leak. Of course I got a second opinion my neighbor who owns a plumbing company to go out and he also verified yes, sewer leak. They ran the camera and there are multiple leaks throughout the home. The house is cast iron plumbing large tree roots have grown into some of the plumbing we believe because the camera hit dirt and would not push through. I did not account for this at all. Please tell me my options here on all levels!!! They quoted $15,000 to redo all the plumbing. Oh my, no way! 1463 sq ft home. Btw I have not put any flooring down I left that to do last of course, if that matters in the options I have.
So, does anyone know another company, another solution. Can I sell the house without the warranty for the foundation and still get a conventional buyer??? The house plumbing works wonderfully. I am totally at a loss here on my next move and could really use some advice. I thought I knew all the BIG TICKET ITEMS, apparently I overlooked a major one!!! Wow do I feel like a fool! Any advice would be appreciated. Thanks so much! I need to figure something out like yesterday!

I have my first house under contract and it needs a new HVAC. I do not want my contractors to work in bad conditions but I also don't want the unit to get stolen. It is cold outside and I can't expect them to work with no heat. What to do?
The house I bought is in a low end neighborhood in Dallas and I am clueless here. Any thoughts???
