Welcome to bigger pockets guys @Cameron Hodge @Edmund Ricker. This site is amazing. I'm from Northern California and new the site as well. I'm working towards purchasing my first rental property within the next 2-3 months. It's very exciting. Please feel free to reach out if you have any questions.

Thanx everyone for your feedback. I really appreciate everyone's insight. I love the world of business for this exact reason. There is no one specific road map to follow to get to your end goal. You have to personally put together your own recipe but use some other spices that will help to make a great dish. I'm a foodie hence the food analogy. My husband and I have narrowed down our options to two different locations. One, right here in my backyard Sacramento and the other in Dallas, TX because we both have family there who will be more than happy to assistant way they can. Stay tune...... As we continue this journey on purchasing our first rental property.

I'm looking to invest in Dallas, TX. Is there anyone out there who has invested in the area that has great success stories on buy and holds? If so, what made it a success story? Did you have good team members like (PM's, Contractors, Agents etc.) I'm looking to put together a team.

Looking for some success or fail stories from first time buy and hold folks in Dallas. This is one if the places I'm considering to invest in. 

@Alex Craig thanx for the detailed info and I was thinking along the same lines in regards of selecting areas I would like to visit. Great advice 

@Steve Sung thanx for the advice. I failed to mention that I live in the most expensive area for investing (Bay Area) SF, which is driving my reasons to invest out of state. 

Anyone have advice on how they narrowed down their search when selecting a out of state locations to invest in? I'm having the shiny object syndrome which I continue to hear of good markets to invest in with good cash flow and potential to appreciate (i.e Plano TX, Milwaukee, Memphis, and a few others.) I continue to flip from one place to another while continuing to do my research on investing. Especially since this will be my first investment property.
