Jie Li May be do not go too creative and avoid hot markets with big ups and downs. MIDWEST may work much better for you with less risk, just again do not go to areas which dropped 60-80% during last crash. My personal preference is Johnson county, KS. It dropped only about 30% during last crash. It is back right now. It is hot for tenants, we almost do not have vacancies here. You could leverage your cash and get 2-4 units building. I do not know TK companies here but we have PM companies which could help you. Just pm if you are interested.

Talk to your CPA or tax advisor. I talked to mine and we found NO creative ways with corporations to pay less taxes, may be I am small enough :))) But I really would like to know if there are creative ways :))) The most fun way I found at this moment is to use Roth IRA for REI
4 plx opportunity looks better because you will be "losing" only 25% of income living there. And it is more reasonable to buy better quality as this is your chance to get potential higher equity with 3.5% down - you are "buying" cashflow today and potential equity in the future and a headache of course :))) so all three parameters are better with a better quality 4 plx, risk is higher though but in my experience better quality small Multi Families are appreciating better. My opinion is valid only for stable markets. I would not do over-leverage on markets which have done -70% dive in 2007 -2008

You could even use promotional offers from CC with no interest for 12-18 months, just do not write it in contract :)) and be sure to pay off before the deadline

Alex Janos I bumped in the same problem recently :((( the best offer I received - to make a portfolio loan - to replace all my fixed rate 30 years mortgages with one 5 years arms :))) I am not sure if I want to pay this price for some cash out :))) BUT it looks like I found a right broker now, they operate all over the states and they have a reasonable rates. I am just starting with them and I will let you know

Was developer able to sign a closing docs with a date 3 months late? Could developer make two payments - 50% this year and 50% next year ?

Usually lender could package in the mortgage 2-3% of purchasing price for closing costs. Congrats on a good deal !
