Katie Douglas Thank you for sharing I did not have a chance to read all posts, somebody may already make this comment: I think your problem is not "too much marketing in some posts" or "your age or generational problems". You main enemy is your attitude. Your initial post is full of "limitations". I mean your thinking process limits your ability to see opportunities instead of obstacles. If you will find a way to focus on what is possible a you will find your way. Even in marketing posts you could find valuable ideas you could apply on your own, I mean without spending money

Just consider a few exit strategies. If mortgage would not work - sell to retail buyer with good profit. It is better to stick to your favorite business model

James Bynum I like ocean view :))) but I do not like HOA fees of $300 a month :((( To cover it I will need to rent it out and I will lose the idea of my private place to stay :((( Now I understand friends who was inviting us to spend some time in their condo in Dayton :))) By the way, is it nice to swim there ? What is the season ?

Looks like a bad deal or it should have a very good appreciation potential Usually rental should have break even or positive cashflow with 15 y mortgage

You could try to multiple the result buy buying multi unit building and trying to find bank which will accept 20% down or find a deal eat below market and refinance it down the road or use other people money

During the phase when you are loading your portfolio you may want to go with 30 years fix just to keep you debt to income ratio low to be able to get next financing easier. After you will use your 10 conventional mortgages you may do refi to decrease your rates if you will have this option available. I have an impression that every refi cost me about 5K, so I consider if it is reasonable cost even they package it into loan. 30 yeas fix you could pay off in 15 years and online mortgage calculator shows that we will save a lot of money. I found myself thinking that it will be reasonable for me on my timeframe. But I prefer flexibility with 30 years fix and low debt to income ratio as banks love it this way. About inflation - it looks like rent does not follow the inflation exactly. For example I inherited some rent which stayed the same during last 10 years. And it is still not dramatically below market. At our stable market I see rent may go up about 30% during 10 years. But maintenance going up as crazy. So I vote for 15 years pay off after you loaded your portfolio. But during building portfolio phase I found my self liking cash for downpayment.
