Pay your bills on time and pay down any credit card debit, any credit accounts where the balance is 50% or more of the credit line hurts your credit. Store credit cards (JCP, Home Depot, ect) are usually the worst cards to have because of the lower credit line you are usually always using more then 50% of it. Don't close your longest credit line and review your credit report yearly to confirm there are no errors, if there are errors then dispute them immediately after finding them. Best of luck to you!

@Nick Brubaker I have done this before. Our rental property is in our LLC's name, to do a cashout refi I Quit Claim Deeded the property to our personal names did the refi and then once it all settled a month or so later I Quit Claim Deeded it back to the LLC. So far no issues as banks usually only pull title work for a property of an existing loan if they are concerned about the loan getting paid (loan being severely past due) or if they have any suspicions. I working in lending for a bank in North Dakota.

@Kevin Stearns My husband has an IUL which we find beneficial for the following reasons;

-He is a high W2 earner and wanted somewhere to invest money with no cap and tax free when we borrow from it in the future.

-We can borrower funds from the IUL to invest in more Real Estate once my husband leaves his high income job (Oil Production) to continue growing our RE empire.

-The death benefit is immediate and large which is important for us because his job is more high risk and in the next year he will become the sole income earner in our family (Besides REI income).
