How do you know who's bidding/buying? I can't get ANY such information from anyone, least of all my broker. Considering doing a direct mail outreach but the amount of work involved, compared with crap results in a hot sellers market, slows me down. I offered $20K over list on one real nice SFR and was still outbid. The properties I like are attractive to financially well-off buyers. Also the 420 situation here is creating many cash buyers. So I look at the listings but I'm sitting out, since I made about 10 offers in 2 months for a complete waste of time. Glad the brokers are doing well, they are now putting up one photo of the curb view of the house and very little description. In this market that's all it takes.

Wondering if insect infestation--single fam house--is my responsibility to cover cost of exterminator. Had another SFR with raccoon in chimney. Obviously i paid for that, $300. Their Lease requires tenant to pay first $300 of any repairs or rehab during one month. Are insects and pests considered on same basis as re's not th tnantpair of stove? Thoughts?

How about if plumbing needs repair? it's not the tenants fault, i dont think.

it's encouraging to see all the RE activity in 20's & 30's. Only way to learn, take risk. But when it comes to tenants, get the skinny from an experienced landlord! I'm of an age where i have experience as a tenant so I am slighty aware of risk. Tenant foolery hasn't changed and never will. they will try any and everything. no respect for the lease they signed, etc. that makes me see red! and none of them have an attorney. maybe that should be a requirement. Maybe we should confer with their parents or relatives. Never know what you'll hear. Also a credit score less than 600 should not eliminate most applicants, everyone has horrific medical bills. I love it when they complain about how i interfere with their privacy when i am doing things that benefit THEM! Like I care about their furniture placement. Dog damage to lawns is such a problem i am considering not allowing dog if I have nice lawn. They dont walk their dogs, which is abusive. especially when the house is next to a lovely park. lots more but I've said enuf, you get the message. happy to answer questions.

Most of these fails seem to be because the buyer didn't do as much due diligence as needed. That's the one topic I try to cover as thoroughly as possible. Even when considering tenants! It's worth it to pay a few bucks and get extensive reports on folks.

A co. named American Water Resources sent me a sales letter about buying insurance against water line failure of the line delivering water to my house. Has anyone purchased this or heard of it? I usually service my waste line every other year. Is that what they are talking bout or do they mean the fresh water supply?

I was watching a sales video by Joe Bodek about lease options. Just wondering if it makes sense given the market conditions here in Col Springs. When I first started investing, a few of my mentors were doing it but didn't seem that excited. Now I see it being offered on Craigs, etc. Bodek sure pushes it. ??

If seller signed contract with listing agent, buyer can't "go around" and approach seller directly as lots of folks are saying. Or am I missing something? MLS is powerful here in COS I dont think I would just get a hand slap ... No listing agent would ever tell what their highest offer is. I offered $20K over asking and still lost out to "better terms" meaning more money. OTOH we have a few huge pot cartels here, makes it challenging. maybe im in wrong biz, but cant stand the stink of pot.

My best deals were for unlisted properties. I love to negotiate directly. The MLS removes any chance to negotiate. Agent sits there with a pile of offers, seller takes highest, bam done. When will we start to see foreclosures?????
