Wait until you get a 3rd party report on his financial & criminal status. Shouldnt take long, I dont see how his score could be so high with all that debt. What is the source of his credit score, one of the 3 agencies? did you converse with his work boss & previous landlords? One of my tenants had his education loans "forgiven" but that may be a military perk.

Even though I tell/text/explain several times that each person must complete their own application, they still push it off onto a 3rd party whom they can then blame for the many errors and omissions. Classy, huh? one goofball said his handwriting isn't good enough. His woman, who was acting in his place, hadn't known him very long so most of the questions went unanswered. Rather than waste more time I disqualified them. To prove how benighted they are the woman wrote me a nasty note that had nothing to do with her inability to write down his vehicle plate number and state of registration.

wow some of you landlards are so lucky. my tenants stick around so i guess they are pretty good. I like the young couple with the chickens and veggies and the husband buys campers & rehabs them in the driveway. he also rehabbed a school bus--painted it green--i hope they never leave because last time i was upstairs there is a whole lot of wear & tear (2 little boys) i dont look forward to fixing. I rented 2 sfr's to a rehab owner for men aged 18-25 in recovery they were OK but the kitchen suffered ...

i call the lease 'BIG DADDY' and i consult BIG DADDY every time a tenant wants some crazy change. The lease is a contract and it has to be respected and defended (guess who does which). If he signed a 12 month lease he is obliged to respect it. tell him put on his big boy pants and stop acting like YOU owe HIM.

ALWAYS GET RID OF LEGACY TENANTS ESPECIALLY IF THEY ARE FRIENDS OR RELATIVES OF THE SELLER, HE WANTS TO BE THEIR HERO, he bragged that he would tell you what to do for them, etc. IT HAS NOTHING TO DO WITH YOUR BUSINESS STRATEGY, they dont care!!!!!!!!. I HAVE HAD SELLERS TELL ME I CANT RAISE RENT ON SO AND SO, WHAT NERVE! I ran away fast. I think she was his side-hustle. Also the water heater was buried in the crawl space so deep!
is there some other property you can buy that will cause you less stress, back out of this one
Also the advice not to do any rehabbing on your first property is very on point. the new renters probably wont notice. i had no idea how little they care about small stuff. put rugs on it.
just wait until you ask them to sign the new lease, you'll hear a few swears from them! they will tell you mr. so and so promised them no raise in rent ... and a few other fantasies. tenants hear the most amazing stuff

thanks, i am encountering good tenants but multiple children with different fathers etc. trying to avoid angry folks from trying to use violence to solve an argument
