my tenants have a large back yard and the chicken house he built is very nice looking, its at the rear of the yard backing up to a right of way and there is NO SMELL and NO MESS. They have a couple of toddlers. the chickens are mostly in their enclosure. Our town allows about a dozen hens per family but no rooster. As far as I can tell the tenants take excellent care of their animals/garden and learned all about them before they got their chicks. The eggs they gave me are really small, though. The chickens are very pretty and healthy, (spoiled probably) not noisy. as long as your tenants are smart about it, and know the city rules, I think you should consider it. The only worry is predator birds like owls, falcons etc. or egg-suck dogs. (I had one of those) These same tenants grow lovely veggies in summer, which I also enjoy. The property they live in was used by the original family that sold it to me who did similar things so they are carrying on the tradition. I think it's great for the kids to experience small scale farming, the property came with a huge compost heap that got used up quickly. I discovered some vintage plants that survived for decades. I have another rental across the street from a loud and noisy turkey pair. Havent seen them, they hang out behind a high fence. Both houses are inside city limits. As you can tell i am in favor of pulticulture! There are enough folks doing this that your tenants can get advice etc. Don't know about goats. I know they wander in and out of my friend's house. very cuute.

what does section 8 say about it? that would be the best reason, if they refused to pay voucher etc. a top level unit is so much more desirable you will have no problem finding a good tenant.

This tenant has been paying on time or early thru Dec 31 2019 for almost 3 years. I agreed to accept lowered rent for the final 3 months of their lease January thru March 31 2020. (he is a tile setter and has not been getting work due to builders problems). I wrote up an addendum that allows me to start showing the house & posting signs March 1 and I agreed to accept greatly reduced rent of $1100 for jan & feb and $1200 for March. They also agree to forfeit their security deposit, $1675. The lease requires rent payment of $1745. However I have no idea what the condition of the property will be March 31 when they move out, altho it is in pristine shape right now. He asked if I would write a letter of recommendation and I agreed, but I realize that was a mistake, since I won't know whether they delivered the house in ready to rent condition if I write a letter now. He's trying to make me responsible for them finding another rental. It's not my fault they are up against it. In addition I believe that the letter should not be included as an item in the addendum which covers the reduced rent and security deposit forfeiture. He also said I agreed not to show the house before they moved out. I dont remember agreeing to this, but i did agree to hold off on any remodeling until after they move.
This tenant has no right to be making demands since the lease they signed does not allow them to expect me to reduce their rent. I should have just proceeded with an eviction. But that would cost me more! Also I have not asked for rent for the washer/dryer after their first year, or a pet fee either.
There are many ways to borrow a few $100's --dont know why they havent used their credit cards etc.
I gave their daughter $20 cash for a school trip she plays in the band and she never said thank you. Last time I do something like that.
I even allowed them to split the january rent into 2 payments of $550. I must be nuts.
He didnt ***** about the security deposit forfeiture. Maybe he found a way to sue me for it.
we have nothing new in writing as of yet. This is partly my fault. I should have just said "pay or get out".

pretend to apply for rentals with the bigger complexes & ask for a copy of their lease. When I am looking to buy a multi family i always ask for a copy of the current leases and get ideas from them. It aint rocket science. Ask your friends to share their leases (they can block out the money parts). I'd rather copy than invent. Many of the leases i "borrowed" are nearly illegible, poorly formatted, full of misspellings etc. You can and should do better, be more professional. Also ask your attorney. Who else has leases? Car rentals!

just spoke to him & he apologized profusely. he says its up to me to decide how much late fee. He's paying $740 today & balance on the tenth $1045. he was explaining their pay schedule & i said its not my responsibility to keep track of when they get paid. He was cordial. I can communicate with him but not the "wife" as she is a drama queen & has many imaginary ideations concerning me. says i rifled thru their underwear drawers but then denied she said it, said i remind her of another landlord. So rude! They dont' remind me of any other tenants, they are the solitary worst. He said they will be all caught up starting in Feb. Again thanks for the great response. Had to laff at someone's comment about Dennis and his "D" class tenants ...

I responded to his email asking how much they were planning to pay on the first and the 10th, since he didnt specify. I'm not going to drive by as they told me they dont like it when i do. I sent them a holiday card which I do for all. I'm wondering why his paycheck doesnt factor into rent payment. Thanks for all the help. I checked the lease, the late payment fee is $30.00. I must have revised it. I am calling him now. The "wife" says my phone calls cause her a lot of "upset" because she says I am always "asking for rent" but when I asked if I ever did that she said "no". Cant wait to be rid of these fools. Big mistake. altho a PM would have rented to them.

Due to injury the "wife" (unmarried couple) was out of work for 3 weeks. The "husband" just emailed me. Injury occurred 3 weeks ago but they didnt inform me about paying late. They write. "We will be depositing as much of our rent as we can on the first--2 days from now-- and will deposit the rest promptly on the 10th when her check hits our account ." Note, he has a good job and a "big" trust fund. If they had called me when it happened I could have worked something out. This way they are making the decision unilaterally (tenants with ownership complex). should I charge late fee for 9 days at $50 per day or make a deal? I have no idea what "as much of our rent as we can" means. They have not been late so far (moved in July 1 2019)

I'm wondering if I should rent by the room, there are 5 bedrooms and lots of common space plus 2 brand new baths. Everything brand new. But I need a "manager" type to live there & collect rent, utilities, make sure no damage, etc. It's in a busy area on 2 bus lines and close to medical etc. I think I would also have my cleaners stop by a few times a month just to keep it looking good. Maybe I'll throw an ad on CL, see what happens.
