Returned the fees for background verification to the women. they didnt seem to care. was tempted to put a family planning brochure in the envelope but didn't. Rented to a retired air force officer with 2 kids & divorced. Has a nice income from various military bens and best of all he is not a non person and will fix minor things that occur. thanks again for all your ideas. I put in the ad that a local bank account with a min. balance is required. Dont want to fuss with a personal check for the rent. Its a non issue anyway since i like this guy and wont be buying anything until 2nd quarter 2020, and all my tenants are staying.

I have a tenant who perceives herself as the owner. I invited her & her boytoy for coffee and found out she believes herself to be sick with OCD, COP, menopause, severe anxiety, I dont know what else. (She works as a private nurse so she sees people with these conditions & mimics them--Munchhausen?) So i said how im sorry she is ill but the lease she signed is our only way of relating to each other. She agreed but said she thinks i have gone thru their drawers & looked at their underwear. When i said that is ridiculous she backed off & said i remind her of a landlord who did that at another rental. Her live-in man friend was also insulting to me but I kept thinking of how they pay on time. I don't think they know the impact of what they are saying. I sent her an email about an attractive storage unit and she said i was trying to ask her to pay rent, which she then admitted I never have done. So i am no longer emailing her, i email her boyfriend he seems more reasonable and just accepts what i write without blowing it up into something else. Cant wait to see the last of them on June 30. One thing I like about her, she said housework calms her down. So the house will probably be pretty clean when they vacate.

I do a phone interview sking for credit score, tel them 3x rent income req, etc.

These are all great responses. The applicant answered my questions on the phone and i waited to find out the rest when she filled out the application, which then, didnt conform to my requirements at all. Also i dont appreciate the lecturing, preaching, and finger pointing. I have a lovely portfolio of SFR's with long term tenants and more than enough time in the trenches. I will be returning the fees and when she asks why it will be "your financial situation is unacceptable" or somesuch. BTW i dont believe they will stop getting pregnant but i certianly wont even go near that topic.

I have a rental i just put on the market 5/2/1 2000 sq ft. It's the first time I am encountering applicants with very low credit scores, several children, and no bank accounts. 2 divorced women, 6 kids, no alimony, very brief rental history. Just wondering if this home is a bit too much for them, it rents for $1900 and I have a few other applicants more qualified. The one who has 4 kids from 2 men has part time minimum wage job and could disappear and I would never be able to collect, as she has nothing. The other woman's ex husband doesnt work so she has no income from him. They have no savings. Appreciate your comments. Wondering if I should return the application fee and move on.

I'm a buy hold investor (10+ yrs success) and found 2 very GOOD cash flowing SFR's in Colorado Springs. One is a 2000 sq ft 5/3/2==4-level== in high end zip code, turnkey. The other is a smaller 4/2/1, older, in an established central location and is also turnkey. I own 4 other properties, 3 of them cash flow huge, I live in one for a pittance of a mortgage payment and it's the nicest. If interested please get back to me, 719-374-4285. This is a wonderful helpful post & thread! Many of my pals are doing STR but they only do well in summer, they move into their basement & rent the upper floors. (Like Cape Cod) This is a military town. One would think there would be more action in other months. They havent refurbished, just using their own furnishings etc. I guess they share the kitchen. The zoning in this town is also insane, neighbors complaints can shut you down. All that aside, it seems location would be a key factor, the closer to downtown or major tourist venues would seem really important. Just wondering. Was amazed that triplexes are suitable!
