i guess there is already a kitchen & bath. Were they mens & womens? Could use one of them to enlarge the existing other one. Does the zoning allow a duplex. I'm having a tough time finding multi family zones here in my town. Very restrictive.

My broker is VERY good. We've been looking for about 10 days. The Buyer Agency contract of 6 pages has a lot of legalese. I'm waiting to hear from him, I want to add language that limits his agency's participation to properties they have brought to me or shown me. So I can run the deals I find myself without their participation. FSBO etc.

"The terms of this contract apply ONLY to properties the Broker brings to or shows to the Buyer."

I think that covers it. Any comments?

THANK YOU for the support. Your advice is just what I wanted, and I hope he will agree to amend the contract (I haven't read it yet but assume it favors the broker). Don't have anything UC, but completed an application to which the lender says "she is OK for almost any deal within reason". The broker knows I am ready to buy.

I'm an investor searching for income properties. Have been working with a very good supportive broker. Now he wants me to sign that agent contract. But I feel limited because if I find a FSBO the seller is not gonna want to pay him and the whole purpose of the agent contract is to get him paid for all the work he's doing for me. And it's a lot. But on a FSBO he wouldnt do any work. I also sometimes get properties from wholesalers, and in general either they or I do the paperwork. I don't need a broker to write a contract but I do need one to get into any properties that look promising. And since the MLS controls 95% of the listings around here, signing the agent contract clips my wings. What is a good way to resolve this. I need to be free to act on any deal that looks promising. Would prefer to buy something that he can earn from. Should I agree to pay him a certain sum if i buy a non-listed deal.

The idea of short term renting with Airbnb makes me cringe. Don't wanna clean toilets. Plus if you don't offer "perfection" the "guests" can write whateThis is a great learning experience for how much a property really costs.

The only way I can enjoy land-lording is to establish a friendly relationship with applicants and their kids & dogs & in-laws BEFORE I hand out the keys. (And also ensure all systems are working and plumbers & HVAC techs are immediately available.) This way I end up enjoying my tenants and I hope its mutual. Probably is cuz they do renew. Chill out & get your money up front. Don't buy any rentals in London UK, you will never be able to evict ...

Your report reminds me of how i used cold calling (phone) to establish businesses. I am now writing letters to out of state multifamily owners but am lazy about it. It's tedious. Door knocking seems more fun. Also I found ways to research certain types of houses on the tax assessor site. They have really complete data. It's great since there is a photo of the house as well as ownership history info. I'm looking for older ranch style homes ... the weather is not right for outside work right now. thanks for your fascinating report.
