Hi there everyone,
Zillow is now buying houses. I'm not sure what kinds of offers they are making, but the sales pitch is just like we as investors would make to motivated sellers. If motivated sellers (in Colorado!) even exist apart from the MLS. They made one seller an offer within 2 days of first contact & the sellers were out & away in a week. According to the video. I 'm tempted to submit an app but don't want to end up on their site by mistake.
Let me know what you think.

After doing too much looking my best deal was a whirlpool glass top for around $450 on sale including tax. Lowe's. They had to order it and were on time with the arrival plus they took the old one. it was electric. I suppose it comes as a gas one. Craigs and Restore etc were a waste of time & HD didnt have color i wanted.

YOU NEED TO HAVE IT ESTIMATED ON SITE BY LICENSED CONTRACTORS you locate through the building commission where you get your permit ==or other sources (here?). All the numbers floating around on this page are sheer guesswork. Are the walls plaster or drywall? What will you find when you start in with plumbing & electric? The stock answer from a contractor is "I'd have to see it."
What would the seller be willing to do to make it habitable?
Also have you fully investigated the history of this church? It could be fascinating.
From another response it is in the middle of a very iffy location. All these places must have shown up after the church was there?
You could lose a lot of $$ on this unless you know everything you need to before you sign. It's a good idea & many folks have converted churches. Have you done a google search for them? "Church conversions"
Maybe it would be better as an office building? Daycare? etc
I could go on ...

At least1/3 of Realtor.com listings are UC, just FYI. It is misleading. Also due to properties going UC within ~2 hours of MLS exposure.

no zoning! OMG! but what is the result in residential areas, are there gas stations, 7-11's in areas with nice houses?

Just read about interfering control freak neighbor. what a pain. My rentals have fine neighbors, I'M THE ONE with the pest! reports me for invasive plants (actually they are native & attractive), not shoveling, music, go figure. The native plants in my garden are also on fine display at the Botanical Garden/Arboretum ...

My favorite tenants just asked if its OK if they get chickens, so I said how many eggs do I get. It's legal to have chickadees in the back yard, which the house has, a big back yard, it will be fun for their toddlers. They currently have a nice veggie garden. I want them to stay! They can make extra $$ selling eggs to neighbors. But no goats.

12 yr old stove in a rental has been paying YOU for about 4 years! Get a new one, tenant will be thrilled & SAFE. BTW I dont like gas stoves.
