@David Ripplinger I personally love the donut counties more than Indy itself. Lots of growth happening and continuing to happen. Think Pendleton, Shelbyville, etc.

@David Ripplinger I hear it both ways.
1. "I will not work with a PM or Realtor that also actively invests" for every rai reason you stated.
2. "I will only work with a PM or Realtor that actively invests in real estate" because you wouldnt work with a financial advisor that didn't actively invest in stocks or funds they were promoting.
We do a ton outside of Indy. I was an investor, then a realtor (while still investing), then a managing broker (while still investing and realtor-ing), then PM (while still investing, realtoring, and managing a brokerage), then offering turn key (you get it).
Like others have said, plenty of deals to go around and not everyone wants the same thing.
Most of my experiences with clients have been positive BECAUSE I still invest.

Don't buy a $100k house that brings in 10k (if I read that right from earlier). Don't do that multiple of ten. It's retail, it's an easy way to overpay, it's just meh.
Cash purchases are great for all the reasons everyone's mentioned. If you have it to invest, invest. However, try to get a payback period of 2-4 years based just on rent. If you can't find those deals, keep searching. For example, don't look indianapolis, IN but look Shelbyville, look Muncie, etc. You can start in a solid metro and expand out.
Buying in cash means you're protecting cashflow. Leverage wisely.
And nobody said you couldn't just pull maybe 45-55%? Just in case you do see a deal laying around, have a heloc ready to purchase in cash and compete, mitigating that original problem you had.
Again, just a bunch of obvious stuff.

@Sara Swift This is a HUGE reason why I opened up the property management arm of our brokerage. Indy is a crazy market (I should know, i live here). There is so much potential for something to happen. I'm an investor myself and have been since high school believe it or not. I couldn't stand what was happening when I had to "trust" a realtor so I jumped into the professional side. And I have seen so much swindling on the PM side I decided it was time to run with that as well. We have clients from Oregon, Texas, Jersey, etc, that I speak with probably on a WEEKLY basis (if not more often).

It is laziness and a lack of caring that is getting you into this jam. It isnt hard to just talk and be honest. For example, we have a commercial client that we have a weekly "pow-wow" with just because it can get that intense.

@Kevin Harris statute in IN is 90 days - landlord has to keep and take care of property. You are allowed to charge for storage even (furniture etc) "storeman' s fee" I believe is the term there.
