Happy to help! We're limited in Indys center, but would be happy to pass anything along (it happens). We're mostly donut counties.

"Green flag, green flag GO GO GO"
I'd say yer Hoosier-fied after 7 years like it or not. Awesome ideas! I've been investing around Indy since 18, and live in Shebyville. Be happy to grab a coffee sometime! I have 3 kids as well, but congrats on the +1!

I'm in indiana and if you find yourself considering indianapolis, you should consider the donut counties (those surrounding Marion Co/Indy). We do quite well in places like Franklin, Whiteland, Greenwood, Indy, Southport, Fishers, Greenfield, Shelbyville, Greensburg, Rushville.
seems like folks also do fairly well in parts of OH.
if you can get into these areas, you'll get a lot more B for a C price.
Post: How to find an Investor Friendly Real estate agent

This is an awesome thread! What would you guys want personally? An agent that works almost entirely with investors and off market deals? One that is generally "full time" as a retail agent? An agent who is also a part of a brokerage with a PM arm of the company? These were some of my goals i started to implement for 2020.
bought TheInvestors.Realtor domain
Built a new website for the brokerage that also caters partially to investors and access to hard money
stepped away from traditional "realtoring" (or trying to) to make more time for investors and their goals
Not only work with investors but offer turn key and off market deals WITHOUT wholesaling. We put our money where our mouth is
BIG QUESTION - All this said, if you had an awesome realtor that was investor friendly and worked with multiple investors/companies, would you ever be worried you weren't getting deals you felt entitled to, or were in competition to get deals since your agent has several investors he/she reps?
I try my hardest to make sure I have very few investors with interests/goals/capabilities that overlap.

@Troy Ritter a lot of folks create their own FB page for the rental, or even a group. You might try to find other similar rentals near yours and combine them into one page? Seems to work for several folks I know in FL

@Devin Miller as far as Indy goes, i would second Angela with the donut counties and stay outside of the loop. Specifically in Hancock County, Johnson County, Shelby County. It's worth mentioning there are deals in Indy but getting 30-60 minutes away will yield you quite a few options.
Cities specifically - Southport, Greenwood, Fishers, Franklin, Whiteland, New Whiteland, Greenfield, Shelbyville, Greensburg, Rushville

@Robert Carlson just a cost of doing business. If the deal is worth the risk to keep it moving forward, front it and keep chugging.

@Ronald Starusnak can you let them pay you in caramels or hard candies? They probably have that if they don't have the cash.
Also, are you worried about damages from the cats?
