@David Rohrer we have been doing well brokering package deals. Jumped a trio of guys from 2 in several months to another 4 in 30 days. Take the next 28 months of purchasing and make it happen in a few weeks.

@Niraj R. My 2 cents - pick any of those and go 30 minutes out (or investigate counties that touch your target county). There many a bedroom a community that have plenty of opportunities to offer.

@Jason Ma not sure if any of that makes total sense. I always thought llc being sole member of another LLC (and chaining them together) was supposed to make it difficult for someone to figure out who actually owns what. So just for the sake of confusion.

As for the minutes, I refinanced several properties into a package earlier last year, and for the first time, the lender asked me for official minutes showing where decision was made to refinance and reasoning for the decision. Just strange I thought.

@Jason L. I would ring the same bell others are unless you've figured everything else out and this is the last piece.

If you're buying SFR I would recommend checking out the donut counties too, and staying outside the belt for an easier play on appreciation.

@Nathan Realph obvious question here, but are you buying to keep as rentals or flipping? I'm an investor and realtor and work with other investors so this crosses my mind sometimes with particular ones we work with.

Keeping as rentals? Maybe then you could compensate the broker with something like $100 per offer written (if it's 1 accepted out of 5 written lets say). Treat it like a salary or per piece compensation.

Flipping? Then it truly shouldn't matter. The broker knows a quality flip coming onto the market within several months, and it gives the broker a chance to hustle a buyer, structure a deal, and get the 6%.
