Yeah, time of year definitely.

Also, if you hook up with a Realtor to list on the MLS, it is automatically syndicated to 1000 different websites. So my view on marketing might be skewed, but you should at least have gotten some interest I think.

All Facebook marketing helps I agree. We post on our page as well as a few groups, and can attribute several leases to Facebook.

Good luck! If another week goes by, lower it!

@Chris Fernandez you might need to check out towns and cities within 30 minutes of your subject zone. Think Franklin, Greenwood, Southport, Shelbyville, Greenfield...

@Elliott Hughes it's typically where the "law of the land" comes into play.

No laws here so the land here is under that statute.

What youre saying is like being 18 to drink in somewhere in Europe, then coming to America as a visiting 18 year old European thinking you can still legally drink.

You can get returns and cashflow well, but I would suggest researching also the donut counties and suburbs of Indianapolis, like Franklin, Greenwood, Greenfield, Shelbyville...there are tons more. For realistic numbers, it's easy to pick up a SFR for 45, put 10-12 in it, rent it out for $800.

The more I'm on here, the more I see/hear/smell that people want to get into RE with no money to start with (I understand wholesaling can be a start) or want to have 79 SFRs in 24 months (that's the bigger problem). It's fun for someone like me to help get creative.

Everything is possible, and I'm a positive/creative thinker. If there's a will there's a way. BUT if you want some advice, please know it doesn't happen overnight, it can take time, knowing people helps, trusting people helps, and know, you live and die by the phrase:

"You make your money when you buy, not when you sell."

"Don't lose all your soldiers in one battle."

Otherwise, it'll be timing, and knowing the right person that will get you your first few deals. And don't expect great returns like what you read about if you're getting into something with none of your own money or actually finding 75 deals in 24 months. You'll burn up faster than a cigarette in the mouth of of a junkie getting questioned on Live PD.

@Ralph R. I feel like with portfolios they need $1M+ to be interested? And that's equity not current values.
