Its been going alot better than i expected. We've been virtual for about 6 months now, and our only form of marketing has been online lead generation. 

We're growing fast, we are at 4 employee's now, and have job openings for 2 more.

Depends-

If its a smoking hot area, we will price the deal super low, and do a "highest and best" situation. 

If the area sucks, we'll price it out and send it to our investors. 

We wholesale 15-20 deals per month virtually. Sometimes we're not 100% certain what to price it at, so we'll price it low and have a bidding war. 

Example) we bought a home in Durham, NC for $7,500. Fixed up with worth 175-185k. We priced the deal at 70k to encourage a bidding war. A builder came along and sent us an LOI for 105k. Builders are willing a pay a little more because their numbers are different than a fix/flipper. If we priced it at 90k, we would have left money on the table.

Depends-

If my agents are power dialing, im having them leave Voicemail drops to cover as much ground as possible. 

If im targeting a single house that I want, I dont like to leave messages. It will put you on the map, and give the seller the ability to screen your number.

HI All,

For all the KC wholesalers out there, I what do you guys do to pull a list of preforeclosures? Title agent or online data source?

What pieces of software do you use thats key to the local market that I should look into?

Im based in Phoenix, and theres like 5 different subscriptions I belong too to find deals. i.e. preforeclosure data, deliquent taxs, USPS vacant data, ect. 

Help would be appreciated!
