One particular property I've been bidding for 3 months over and over with no competition, and they still don't lower the reserve. Doesn't make any sense to me. I've had much better luck with Homesearch, while Auction.com always has other bidders and bids mostly reach market price.

 We were very surprised there was no reserve. Got very very luck. Someone at Hubzu got fired that day.

My flip is ~1,500 sqft, and complete tear off + new roof + trash haul away was $3,200

1. Connect with the OH wholesalers here on the forums. Give them your buying criteria.

2. Find a realtor in the area that can give you the skinny on the area before pulling the trigger. Risk varies by street in those states. 

3. Visit the buy/hold forums, find everyone who has rentals in OH and ask for property manager referals. Interview every one of them. Brandon Turner has an interview check sheet some where here in the files section of the forum.

4. Find a few hard money lenders in the area so you can pull the trigger on a deal ASAP. I think B2R fiance no longer lends in OH. Refinance into a conventional once property seasons. Talk with your banker first to see if they're even able to refinance on such a property.
