Hi guys,
I quit my corporate gig in January, and have been wholesaling/flipping full time for roughly 6 months now. Im getting ready to purchase my a primary residence, but would like to leverage via fannie/freddie.
Whats the most economical way to obtain this type of financing, seeing I dont have a W2 income?

Cody Sperber is a giant out here in Maricopa County. So it Sean Terry. I havnt seen sperbers mentoring program, but Seans is pretty damn helpful if you want to learn to wholesale. He's extremely technical with his approach, and had hundreds of training video to learn everything from putting together contracts, doing wraps, technical HUD acquisition, the whole 9 yards. Its like 2 grand for a lifetime membership, and always keeps his content current with weekly training videos. I would look into that one.

I know a strategy of creating equity within a preforclosure deal, is to negotiate directly with 2nd position lenders to see if they'll take a payoff discount.
My question is, do you call the 2nd position lender directly, tell them of the situation, and see if they'll give a discount? Im confused how to start that conversation.
