Welcome! I live in Scottsdale and my gf lives in Newport Beach. Comparing both markets, the entry into the OC market is definitely expensive. But I agree, you should be looking to acquire property in your own backyard, until you gain enough experience to start partnering up in out of state deals.
Link up with a BP member here, who's experienced in the LA market. I've heard of people picking up houses in the 200-300k range, which isnt too bad considering the market.

My parents live in Davis, so I have interest in eventually investing in Sac. The economy is growing at an impressive rate.

You can get FHA loan with as little as 2%. Depending on programs in your county, you can get conventional loans with at little as 3% down(My case).
You can use the FHA loan to house hack up to a 4-plex. You can also try a live-in fix/flip if you have the expertise?

I'm now a full time investor, therefore I have no W2. I've heard about financing via self-directed IRA's. Can you point me towards any BP blogs going over IRA financing details?

I agree, data is showing midwest and some New England geographies very high deltas.

Hi All,
Which locations are you guys seeing as hot markets for Fix/Flips? Locations with the largest delta between distresses and retail properties? Phoenix AZ inventory is very dry right now....and doesn't allow much margin.
Can anyone suggest a website that has quarterly & yearly statistics in this regard?

Hi y'all!
Brand new investor here in Maricopa County, currently in the process of finding my first Fix/Flip property. I've been analyzing properties on the MLS, getting properties sent over from wholesalers, and have been walking through countless houses.
I want to ask the Rehab professionals in the AZ market for recommendations on the following:
1. Inspectors
2. GC's
3. Subs
All who are used to working with investors. I want to put an offer on (2) short sales in the next couple days, and want a GC and inspector perform a walk through to see if theres any red flags, and also for the GC to give me a rough budgetary estimate. Also need a solid list of subs to give me quotes when the time comes!
Any help would be greatly appreciated!!
