Congrats for heading out of NY. I did the same thing two years ago and couldn't be happier. I live in Tampa Bay --specifically St Petersburg. Market has been absolutely on fire the past few years here and continues with high demand.

Quality product is still flying off the shelves. The major obstacle I have run into is the finding the deal part. Extremely tough right now to find a financially viable deal. Market is still hot and if you find that deal, go quick!

I've been lucky to work with a flipper here in Tampa Bay and prior in NY so have learned a little about pricing and estimating. One of the first things I did though was literally go to Home Depot and just research rehab basics and their unit price / price per foot / etc. I have much more to learn still myself.
Learning from doing still a great teacher!

Unfortunately, you're coming into the Pinellas County high point for Real Estate value. What I do personally -- and what I suggest to anyone else -- is drive around nice neighborhoods and find the nastiest house. Find the owners info and make them an offer. Of course, your mortgage will influence the condition the property can be in.

Extra knowledge and skills are never a bad thing. Can save you money on rehab/labor costs during a rehab or managing rentals.
Of course, you want to be sure the work is quality work! But, just like everything else in life -- you aren't good at something until you do it!
