Not sure where you are at in your journey or what subjects you want to learn more on but: Rich Dad Poor Dad, Tax-Free Wealth, Profit First, Landlording on Autopilot, Multi-family Millionaire were all ones that were available at my library and have helped immensely.

Everything is tighter with rates higher. I think one strategy that may work in this market is finding good deals on the MLS with demand going down and more sellers being willing to negotiate significantly on price. If you can make it work with a thin margin for a few years then refinance in a couple years if/when rates go down. This will put you ahead of others as you will have 2-5 years of built up equity.

I would also suggest attending local meetups and networking with investors that way. Good operators know other good operators so I think you would grow fairly quickly if you provide good service.

I would agree talking to the city/county to see what you can do would help. I big project without any utilities or infrastructure but definitely doable. Being far away may make it a big project for less upside than it may be worth. Subdividing taking a year may work in your favor as rates could be going back down at that point. Sounds like a great problem to have! I love the Tetons!

The best time to plant a tree is 20 years ago or now. Take consistent action each day whether networking, driving for dollars, setting up MLS feeds, writing letters, etc. If its a deal you can make it work in any market. When interest rates are up use it to your advantage to get a better asking price and refinance later. When interest rates are down and the market is hot see if you can find off-market deals, refinance your current deals and lock up longer term debt.

Going to keep this tip in mind for the future. I've house hacked a few times and recently moved into a first floor apartment and the noise from tenants above can be frustrating. Already replaced the flooring in the upstairs unit recently too.


 Yea up down duplexes can be tough. Maybe you need to live upstairs one of these times lol

I have not been in it as long as you have but I have been BRRRing with great success in my market the last few years. Maybe it did use to be easier but I enjoy the finding and underwriting of deals. Looking to improve our systems and procedures to decrease the rehab and decreases costs etc. If it is getting harder I do like that as many may exit the space. Maybe we have been helped by higher ARVs and rents in the last big run up but I enjoy getting up everyday and working on the B or any of the Rs. lol
