Vidal, I have heard others invest in Milwaukee with varying success. The midwest will be great for cash flow not as high appreciation typically. Would love to connect and talk out of state investing!

Alden, hope all is well! Would love to connect. I have seen this alot being an agent in the Midwest helping people invest in the Midwest from the coasts. I think it can be great just requires more detailed work to find boots on the ground you can trust. Would love to connect and discuss more!

I am in Iowa as well! Very exciting. I think all these book recommendations are great but I highly suggest getting out there and taking action. Go to your local meetups in Des Moines. Network with other investors/agents/lenders.

You are the 5 people you hang out with the most. Go to real estate meetups and other entrepreneur type meetups. Network with people and the ones you click with the most ask out for coffee. I had a few friends discourage me from the start who now want to join me. Funny how that happens. Just keep working at it and try to get around positive, entrepreuner type people.

Unruly tenants are unfortunately part of the sale process that can throw a big wrench into the plans. If she is month to month I would give her 30 day notice to vacate. Go in and spruce up the unit and put it on vacant. If she has a longer term lease either offer her a chance to break it, maybe some cash to sweeten the deal or if she does not want to move. Take it off the market, wait for her lease to be up and give her notice. Going to be much easier for you, less headache and probably will net more money then trying to work with her in it.

I think if you are interested in becoming a landlord or want to try this would be a low stakes way to do it. Sign a month to month lease and if it does not go well or you do not like it. You can always sell the house. Also want to check with a lender and make sure your debt to income will support 2 house purchases.

On the refaces we just paint the face frames white and he comes in and measures and cuts out the cabinet doors out of melamine that has a slight off white wood pattern. I think they look amazing, I would call around to cabinet makers and see if they do such a thing. He likes doing them because not a ton of material or time spent making them so he gets his money quicker then a full kitchen.
