Also I am a big follower or Gary Vee and there are many reasons why one doesn't like self-promotion or making content on social media (I am included in that group) but I think as an agent it is your life blood to be top of mind and to do that social media seems to give the best ROI as most of the time it is just time invested. Be genuine and if all else fails and you run out of content ideas just document each day as an agent. Eventually, with consistency, people will be excited to work with you!

A couple thoughts I had and I do not know your community very well but around my area the rural communities always have solid hard workers looking to make a little extra money. Maybe unorthodox but possibly see if you can advertise at the local gas stations for cleaners, handyman, and maybe even a manager who can watch the place for you and accept your packages. I am very excited about rural community investing if you can figure out the issues of systems. As far as unauthorized guests and the like I would pick your battles. If they take care of the property, if the cops aren't called and neighbors don't complain I think you are doing well. And in the rare occasion those things do happen solve the problem as they come.

Hi Julie, I have done research on this as I am currently renting to traveling nurses. In addition to marketing to nurses I also emailed or contacted on linkedin all the major corporations in the area and tried to find the HR lead in charge of hiring corporate interns as they were usually 3-6 month assignments. Another area would be city interns such as law clerks who are in law school or DNR type internships. I have also heard others mention construction workers. I believe adjunct professors might be another untapped resource as they usually stay only a semester or 2. Let me know how it goes for you or if you have any other questions. I am loving it so far!

I have never invested in 55+ communities but I would think your logic makes sense. Also more and more people looking at these communities it seems. Downside probably is less ability to raise rent as you may get a significant amount of tenants on a more fixed income. Let me know how it goes. Where is the family farm? I am unsure if I would sell paid off farm land that would be hard for me lol

I would start by interviewing agents on Biggerpockets. alot of agents are more residential agents helping owner occupied home buyers which is great but maybe not what you are looking for. I would ask if they have any properties, if they have ever had a house with extensive rehabs needed and ask them what houses are renting for in the area you are looking and see if you can verify they are correct by looking online or finding a property manager. 

As far as tenants I usually keep it pretty vague, you never know what angle they are coming from and likely are nervous about their landlord selling the place. Maybe ask them about the neighborhood or if they like living there.

If it is someone you have worked with and trust it wouldnt bother me much but I would probably try to get more itemized lines if its someone new or your first time doing a big job. Just so you are both on the same page. Also, hard to write someone off right away but is this a red flag as far as his attention to detail goes?

Obviously labor intensive but I call I call the county and have them run a report with whatever criteria I am looking for. For my county it costs $30 to run a report that I can download on Excel.

I do not know much information but would love to know what you find out. In my research of USDA loans and talking to people it seems to be polarizing. Some people love the USDA Multi Family programs and some people hate them.

Lee, that sounds interesting. Your REIA bought a house and you are all fixing it up? Or this is your property and using it as an education for others in the REIA. Kind of reminds me how some small schools have their industrial technology students build a house and then auction it off. would be cool to combine something like that with how to run a real estate investment business.
