I agree with Nick, get a great W2 job and househack. If you know where you are going to live or want to invest for the next few years start learning about what areas you like in that town. Then once or twice a week go walk through those areas street by street. write down every duplex you find and and houses with long grass or peeling shingles or just generally looks unkept. Go to the tax assessor website and find who owns it. If the tax address is different then the house address find them on facebook or send them a letter and be real with them. tell them you are just starting out, love the area and would love to buy their property if they are interested in selling. It is unreal how often this works and if you stay to once or twice a week doing it you wont get burned out. Also try to meet up with investors in your area by finding real estate meetups

Capital Expenditures is what always makes me nervous. Rule of thumb is everything lasts about 20 years. 

Roof: See if the assessor website shows when the roof was done

Furnace/AC: Could also be on the assessor website or check inspection tags or panels for manufactured dates

Siding: Maintenance free vinyl is great for rental and sometimes needed for section 8 approval

windows: if you have vinyl replacements that is a good sign

Concrete driveway: some areas required paved off-street surface for every possible rented bedroom. so see if you have the space.

Foundation: any bowing walls.

These are the biggest things I would check. if a place has any of these I would call a local contractor and see what he would charge to do any of these items and look to negotiate with those numbers in hand.

@Tabitha Gier biggerpockets in events there are some you can search by area, Facebook groups like put your city and real estate investment in the search. Also try googling it we have a group in our county that has good resources and networking that I found by just googling Waterloo and real estate investment group. Once you meet a couple connected people it’ll start to snowball when you learn about other people and meet them

Hi Kyle, lived in South Dakota for 5 years. Great place! Now I am in Iowa as an agent and investor. Saw you were in Rochester so were pretty close at one point! what areas are intriguing to you most in investing?

Also see if you have a local real estate meetup. If not, is there any within a 90 mile radius you could attend over zoom on. Learn from others and reach out to them. Also start thinking about what your competitive advantages in real estate may be. (for instance, if you are on the road for work alot maybe driving for dollars, if you have access to a truck or tools maybe you could be a handyman) then leverage those skills to see if you can take stuff off the plate of other investors and you will be amazed at how far you get.

Hello, I want to know more about USDA 515 and 538 RD MFH properties. I have done some research and find it a polarizing program. Some love it and some absolutely hate it. I have my opinions but what am I missing? If you love it, why? If you hate it, why? Please help!

I know in Waterloo there is a guy that overlays the police call log location onto a google map and shares it every week. This has helped me a ton help investor clients and when I am purchasing myself. Not sure if there is anyone doing that there but I could definitely share the waterloo maps if you ever have any interest in investing up here!
