@Frank Boet You are right that the HOA insures the exterior of the unit but you are leaving the interior exposed to liability and property damage risk. Condo policies are *typically* more affordable than SFH. Condos also have unique risks like upstairs units leaking into yours to keep in mind.

@Kevin Darrell Sinkholes are a genuine concern especially in the Tampa area. It limits your insurance options which drives up price. Flood insurance may not be required by a mortgage but it is still recommended. A client I met through BP had a flood claim within 3 months of buying in Tampa.

Insurance generally trends more expensive in South Florida and Tampa areas. If you stick to Orlando or Jacksonville (and away from the beaches) you will find the best rates. Newer is always cheaper and easier to insure.

Hi @Carlos Lopez,
The HOA may cover the exterior of the unit (in condo developments) but they do not provide liability coverage for you or property coverage for the interior of the unit. This leaves a huge gap in your protection if you only have coverage provided by the HOA.

Insurance in Tampa and Miami tends to be much higher than insurance in Orlando or Jacksonville. It's all because the risk in those areas is significantly higher. Shop the rate with three different independent brokers to see who as the most competitive rate. You can also look into a Wind Loss Mitigation report to potentially lower your premium.
