Thanks for the advice! That is truly weird. What is your stance on the durability of the granite vs the formica. I know granite is more expensive, but do you think the longevity and the decreased maintaince is worth the extra upfront cost?

Hey Everyone, I want to introduce myself again. My name is Jared Smith. I'm a new 22 year old investor learning as fast as information can be provided. I'm a newbie, so you can take my information with a grain of salt if you want. However the case, sometimes doing a little extra work before trying to evict someone could actually benefit your more then you think. Some small extras like finding potential places for them to move to or paying them a small amount of money(few hundred dollars) is smarter then going in guns blazing. People who have lived in a location for a long time usually don't like to be removed by someone who is using their home as an investment and might make your life difficult. My recommendation is think proactively. Don't kill yourself, but if you can quickly figure out a way to solve their problem, which in turn is getting them out of the house(your problem) I would give it a shot. Hope that helps.

Hey everyone,

Still new to BP, but let me just say the community is amazing. Today I was looking through properties and analyzed a few. I found one that actually made sense in a C+ neighborhood. Here is my dilemma. Should I call the property owners as it is a FSBO and inquire about the property, what they rent it out for (currently rented out) and why they are looking to sell. At this moment I am not able not purchase the house since I am moving myself and would still need to find financing.(I understand I should find my financing avenues before looking at houses) However the case I wanted to learn through actually talking to landlords. The reason I ask is I don't want to call and disturb the owners since I cant make an offer. I would appreciate knowing what people think.

@Sterling White Yes I believe the entry price points are too high. From what I can tell after viewing 25 properties in person, and also looking for hundreds on sites like Zillow, redfin etc. Bedrooms rents for about 750-1200. While this is high in my opinion the cost of obtaining duplexs for example are around 500-750k.
