I assume that your cousin is single since you are talking that the home would be vacant. If that is the case, the va rules make it difficult to purchase in his situation. He needs to live in the house no later than 60 days after closing. If he is married, his wife can live in the house while he is tdy.

I am planning to flip the property.
I would hire a contractor, you're actually top on my list.
Originally I was looking into hard money but I've ran into problems. The one I was planning to use doesn't lend to Utah properties and another wants me to have 45 k liquid before they'll lend.
I won't have a lot of my own money in but I will have some, especially with the rehab. Estimating 5-10.
Whst kind of info do you want/need from me on this property?

The house I walked through today was in Glendale. It's quite a project and I'm not sure I want to take it on but I do need to build the relationship nonetheless.
