@Tony Marcelle you've provided a lease rate and purchase price, I can't make decision on only this information. How about address, pics, current tenant ledger, etc... 

If everything listed above is acceptable and the house needs $0 in repairs then that price should work.

@Tony Marcelle 60k is way too much for a house only leasing for 725 a month. I understand these returns may seem acceptable to investors in other markets but in Birmingham a 60k house should bring 800+ 

For 725 a month I would pay 45k (assuming house is turnkey).
