@Trent Roberts I like to park near my potential investment in the shadows late on maybe a Friday night with the windows rolled down engine off, car silet and dark. Just focus and listen. You’ll be amazed what you hear. I’ll sometimes stay for hours

@Chuck Knowles buy. Renovate/repair. Rent. Re-finance. Repeat.
It’s really simple. The idea is to buy under value properties, repair them, rent them and then refinance to pull your invested cash back out. Rinse and repeat.
I only know in theory as I’ve always chose to sell my investments “flip”. Hope this helps

@Scott Morongell to be honest it just seems to be what I think I would be the most comfortable with. But I am interested in everything. I’m so perplexed as to where to take my career from here. I think I’m just over analyzing things but I’ve got to get it right as I’ve got a growing family counting on me

I’m not sure what the next step should be. Ive got many options. I thought it would be easier to decide once I had money. I do, and it’s not
I’ve rehabbed three houses across California and have saved up about 250k. I’ve also acquired a 6ac lot in a desirable are that I own free and clear with a value of around 150k. (but vacant land Is hard to sell)
I’ve been able to make money rehabbing because I work very hard at it. I work long hours at work and even longer on my projects. I’m tired and I’d like to get a bit more passive about investing now.
I’ve considered building a spec house on the lot and estimate I could generate another 100-150k with that project.
I am very open minded. Str’s, spec house, local rental, out of state rental, all cash buys or leverage myself as hard as I can, multi-family or sfr.

Hello
Ive flipped houses for a few years and have saved up $250+k and am looking into taking my business more in the direction of the passive income strategy. I believe I've settled on MHP as where I'd like to be. Does any one have any advise on boot camp style training seminars to help me understand how to acquire, Improve, and hold these types of Investments
