@Aaron Hoak so your at $199k now. What's your all in break even? What's your holding cost? Re-launch the listing. Try and re-vibe the "new to market feel". Maybe look for imperfections that might be turning the buyers away.

A (agent/friend of the seller) I have been communicating with is requesting LOI & POF when I start asking specifics about his property. My question was why his rent roll didnt add up.

He says he needs those forms because he is not listed on the market and doesn't want to bother the seller with non-serious buyers.

I don't have the personal funds or enough investors on board to finance outright.  I was thinking an MLO might work nice. They are asking 3.7mil with a monthly net income $35540

What do you think BP. What does it mean to be "off market"

Kingsburg all the way. Very nice area and very family friendly. Imo the nicest town in the valley!  If you come check out Kingsburg let me know I will take you out to lunch and show you the town!

I'm a little unsure of how to come up with a valuation. The BP calculator is great but it seems to me like it's really aimed towards after accusation value. How might you come up with your valuation if in my shoes. Tha
