Agree with @Rick H. take a quick trip and find out what you actually own. There may be more value there than you think. If the mobile is worth anything rent or sell it. If it has no value and will be an expense to haul away and dispose of, put it on Craigslist for $FREE and watch how quickly someone will come and remove it for you. In the right place that lot could be reasonably valuable. Where in Florida is it?

If you want to invest are you certain that you want to pay retail for the property? Think about finding something where you can net the forced equity.

Allowing him to have a "mutually comfortable" lease-back is a good idea. My experience with Austin permitting is horrible. Expect massive delays and be excited if they are reasonable.

Don't market the other unit to a family, find another "herbal entrepreneur" and double the rent! Just kidding... Although it may be tough financially, you know exactly what you need to do. I WOULD NOT involve the police. If you do there will be a documented paper trail of drug trade at the address. If you smell pot then they have broken their lease by participation in illegal activity.

Hard to carry paint/ladders/tools in a Lambo. One of the largest REI guys I ever knew drove a government surplus Dodge ½ ton pickup. He said it was because both deals and tenants were easier to work with when he showed up in his Dodge than his wife's Mercedes. Good luck getting your tenants or sellers to see things your way if you are driving a Lambo.

First, good luck on your exam. I hope you are successful on your first shot. My advice is to look for a local independent brokerage that will help you grow. For what you want to do, the national brand big-box brokerages probably won't be the best place.
