@Jim Turner please consider putting your faith in the person, not the designation. The designation means nothing other than the agent/broker was willing to sit through a class. No guarantee they know what they are doing or that they have your best interest in mind.

Small MF is possibly the hardest approval to get. Read and understand the accompanying deed restrictions and be prepared for the neighbors to be carrying torches. Even if the nearby property owners have no ability to control your parcel, they will try. PM me if you want details about the trouble we have been dealing with recently.

Deja vu the market pre-2007. Everyone was exuberant about the strength of the local market - that is until it stopped. Enjoy the upswings by being prepared for the downfalls.

As @David Ivy mentioned above there are reasons for both and a market for both. It's a decision you must make regarding your long term investing goals. What are the support and resistance points you are considering for each?

The invest in Austin or avoid Austin question has risen once again. My opinion is that investors should never care about the name of the town, but make sure the jobs/schools/infrastructure are solid then run the numbers and see if it makes sense.

As was mentioned earlier in this thread, cash-flowing Austin is extremely difficult. The high prices wouldn't be a problem if the accompanying rents were similarly high. Unfortunately they aren't, so there are currently other markets, some nearby, that make much better financial sense for investing.

I'm very conservative and agree with @Jeff Wallenius, leave your equity alone. Don't risk what you have in hope of being a successful investor. Instead, grow your business organically allowing PROFITS to do the work for you. Use the cash you have, no matter how small the amount, to be your seed capital. It can be done and you will be better for it if you grow your portfolio from there. Leverage cautiously never putting your personal finances at risk. Eventually it will snowball, becoming a valuable asset and source of education along the way. Be patient and persistent. This way you can sleep at night and keep peace in you family.

Google Seth Williams - REI Tipster. He provides an amazing amount of usable content for entry level investors for free. Of course, he has up-sales and membership options, but you can get a ton of advice for nothing more than your time to learn.

@Account Closed Don't get your cart in front of the horse. Unless the attorney is your personal friend, the rapport you are seeking costs money. When you NEED an attorney, hire one and the rapport will begin.

An attorney is not needed for renewing a RE license. A real estate school is. Again, why are you thinking about renewing a license you don't yet have?

Your questions make me think that YOU may be your own largest obstacle in becoming a real estate investor. Figure out HOW you can become an investor, not the obstacles that stand in your way.

 A Google number is a good way to go. This way you can screen callers and hopefully avoid contact with city enforcement.

I urge you to think outside the box when seeking your niche. Bandit signs and marketing to NODs are both proven methods, but are also the most competitive segment you could enter. There are literally hundreds of things you could do as a real estate investor. Other than desire, what skills or competitive advantage do you bring to the table? Answer this question honestly and work your answer unceasingly.

I like the idea @Chris Sweeney shared above. Perhaps find a parcel that is eligible to be cut into two or that the new development plan would allow that addition of an Alternative Dwelling Unit. Anything to make the dirt more valuable would be development.
