There are software options out there that suit portfolios in the 1-50 units range and have features like online rent collection, tenant screening, accounting, etc. I haven't used Stratafolio but it doesn't look like they have an app, so could be difficult to update on the go (if that was something you were concerned about).

If you're not already using property management software to help track your income and expenses, I'd recommend looking into it for next year. That way, you can easily generate reports (profit and loss, Schedule E, mileage, etc.) for tax time, whether you're doing your own taxes or sharing your data with a CPA.

I use an app that has TransUnion’s SmartMove built into it. You can either pay for it yourself or pass the cost onto the tenant.

@Clay Couvillon Excel/Google Sheets is a good starting point but if you're looking for something with additional property management features, there is software that allows you to do your accounting AND collect rent online, screen tenants, etc. Could be worth looking into, depending on what you're after.

It's not property management-specific but you could check out Monday - it's good for general project management.

Depending on how textured the floor is already, it may not get scratched up too much. My laminate at home is a bit more textured which gives the dog a little more grip. From my experience, hardwood floors tend to suffer more from dog nails.

You could also try and encourage the use of rugs to protect more of the surface area.

Congrats on the first property! 

There are lots of software options now that allow you to manage everything yourself, whether you have one property or fifty. Of course, it depends on whether or not you have the capacity to self-manage. I understand that it's not for everyone (for various reasons)!

Definitely agree with number 3 in particular! It's a no-brainer to utilize property management/bookkeeping software.

I use property management software for online rent collection. That way, you can use other features as well like tenant screening, reporting, etc. I also offer an alternative for tenants to pay another way, if necessary.

There are good property management apps out there that will help you track income and expenses (as well as allow you to generate reports). Some have free trials too, so I'd recommend trying them out before you commit.
