Some property-management apps have Xero/QuickBooks integration so you can sync all transactions, suppliers, tenants, upload receipts, etc. 

Xero and QuickBooks are great general accounting software options on their own but they aren't built for landlords so lack some of the features you'd want to help you manage your properties. So definitely look into more industry-specific platforms. This way, you can simplify your accounting, as well as screen tenants, create reports, etc. Some also allow you to give view-only access to your accountant too, so they can see your reports as well.

Given that the late payments aren't an isolated incident, getting the tenant out sounds like the best way to reduce stress in the long run (before you have to deal with the problem for literally 20 years). 

A property manager will be closer and more hands-on with the rental management, so would be worth looking into that. Of course there will be fees associated but at least you can have the peace of mind that issues like this are taken care of, even if you can't be there.

For finding a good real estate focused CPA, there are some useful online directories out there (you can filter by expertise to make sure you're getting what you want). Some of the ones I can recommend are CPA Directory, CPA Finder and the State Board of Accountancy Directory. Hope that helps!

There's lots of good property management software out there! I'd definitely recommend doing your research to make sure the one you choose addresses the key features you're looking to overcome - whether it's just rent collection, finding and managing tenants or helping you create reports, etc. Some have additional features like bank feed integration, receipt scanning and advanced tax reporting, which can be really helpful.

Another vote for luxury vinyl flooring. It can be used in kitchens and bathrooms, as well as bedrooms and living areas, so it's super versatile in that sense. It's also easy to install and maintain and most importantly, there are lots of affordable options out there!

Could be worth checking out some other software options too, as some of them offer additional features such as bank feed integration, receipt scanning and advanced tax reporting. This makes it super easy when it comes to keeping track of your rent collection and any associated documents (especially when it comes to filing taxes!).

There are some great online guides that can walk you through everything from tenant screening to managing income and expenses in the US. A great way to manage your rental is to use a property management app too, so you can digitize all of your paperwork, collect rent and keep everything in the same place!

As well as number of pets, I'd also break it down further by type and size too (as well as dangerous breeds for dogs or weight requirements if you don't want to specify breed). 1 dog is quite different to 1 hamster, so you might allow 1 dog or cat, or a maximum of 2 hamsters. You can screen the pets at the same time as screening your tenants to check for things like vaccinations, behaviour, house training, etc. The more thorough the check (within reason), the fewer problems you should run into in the future.

There’s landlord-specific property management software that will help with this. You can track and collect rent, automate late payments and digitize all of your documents so everything is in the same place. Hopefully it removes the headache of driving round to collect late rent and having mountains of paperwork!

There are some good online directories for finding a CPA. You can filter by location and area of expertise (as well as other variables), which would be handy for you to find a CPA in another state. Some of the directories I can recommend are CPA Directory, CPA Finder and the State Board of Accountancy Directory. Hope that helps!
