Late rent continuously
I have a tenant that is late about 10 of the 12 months of every year. I think she has been there for a a couple years but it feels like 20. I managed remotely so turnover is difficult and will be expensive. I'm not sure if I should just ride it out Or get her out. I'm not sure what the place looks like inside. I am obviously a low priority on her list. What would you do?

No offense, but you would have been better off hiring a property manager at the beginning. A good PM would have removed her the first year, kept your rents up at market rate, and inspected the property regularly o you're not in the dark. By just keeping up with market rates, your PM fees would be paid for and your PM would be protecting your property, your money, your time, and your sanity.
