Thanks for the feedback @Joseph Barbaretta - I am actually working with a partner in MD.  We are planning on pooling our resources to fix and flip.  I heard the Baltimore area was pretty good for this.   Thanks @Dmitriy Fomichenko - I'll start reaching out to some local folks and set up keywords immediately!

@Elizabeth Colegrove  - Thanks for the advice.  I have considered buy and hold.  I would like to save up more money for a fix and flip as this more ideal for me based on my background.  I think I am pretty close for some markets in Virginia.    I'm intrigued - what are the "privileges" of being unlicensed vs licensed from your perspective?

Greetings Bigger Pockets!

I am a new REI and I am trying to get some advice from some of the veterans on this site. I have about $80K to start in the Virginia/MD area. Can anyone offer any advice on where to start? I am definitely interested in fixing and flipping.

I've considered getting my RE licesnse.   Is this a good idea, and what are the pros and cons of this? 

Should I work with a Realtor, or should I try the bank owned/Auction route?  Are there any other good ways to find deals?

I'm sure these questions have been asked before, so links to good discussions in the forums are great and appreciated!
