The Hartford County Area. I can always talk to those owners and PM over the phone if I can’t meet them that day. What can I specifically do in those cities in order to check out these market for my goals, without setting up those meetings the first time?

Hey All,
After hours of research, reading and using BP Forums to ask and read questions and answers, I (think) I have decided where I would like to focus in regards to purchasing my first Rental property.
Before I would submit any offers, I want to give myself the adequate time to go check out these neighborhoods, talk to residents and check out their local economies and shops In order to ensure I am happy with my choices before proceeding.
As I prepare to go to these different communities (looking in the CT area), I was wondering if anybody who has done similar trips (I am assuming its pretty standard practice, unless the property is far away). If you have done this, I was hoping you guys can give me some tips, tools and things to look out for, things to do while visiting and maybe some questions I can ask residents, shop owners or landlords.
Additionally, if anybody has any comments, I'm all ears.

Hi All,
Are there any ways you can go about obtaining a loan on a multi family property with a low down payment, not including an FHA loan? If I do not intend to live in the property, would any lender be willing to lend with the same, or even close, low down payment?

Hi,
Does anybody have any experience buying commercial space? I am looking at a second floor of a building on a busy street in New York and the price seems really good. How would I go about analyzing this property properly? I think its similar to a rental property, but here, its a commercial space. Are there different regulations I need to be aware of?
