@Bryan Stottlemyer You are right on the 2% rule. I thought of that, but the cash flow this property would provide isn't significant? In regards to CapEX, how can I go about assessing those properly?

Is there a specific reason that you chose 140k? Even though the analysis says close to $750/month cash flow, this property wouldn't cash flow well?

Somebody is trying to get me to join Renatus. It seems like a cool networking platform but it looks extremely expensive. Does anybody have any feedback with using this?

Hi All,

I found a 4-plex in Hagerstown, MD on sale for $179,000. I ran the numbers, and I wanted other investors help to ensure/guide me in regards to properly calculating all of these costs. I used the Rental property calculator on this one.

(I used the rental income total provided by the links above. It is 100% tenant occupied.)

I think I have a good deal here; are there any red flags I am missing? I am very new to this, so I would understand if I am way off. I am all ears, please leave any feedback you can offer. Thanks in advance.

@Erik W., yes I was referring to <4 units. If I plan to manage the properties in the beginning, and later outsource it to a manager, are there ways I can re-assess the numbers in order to still receive positive cash flow, even if I am paying a property manager later on (besides for just lowering expenses or increasing rent.)

I think your conclusion is the main thing. Getting over that hill and the mental block of analysis paralysis is the hurdle one must clear in order to fully grasp a siuation. Thank you
