I agree completely about the $100/month not being sustainable.
Larger DP's don't really increase cash flow...they just kick the can down the road by "buying" the added cash flow you are getting "on paper" upfront...or worse, paying for the negative cash flow upfront. That's not the same thing as true cash flow.
That's a fair point. Some people run the numbers for years and never make a move though. Its always a good time to own real estate, they have to do what feels safe.

Its gotta be a happy medium. Clearing $100 a month on a property isn't sustainable no matter what anyone says. I believe in larger down payments to reduce the monthly mortgage. But people have made millions taking debt up to the gills.

Yeah this will affect me as well so its something I need to track. Or maybe it will push investors to get rid of properties which could also help my situation. Whatever happens, there will be a way to capitalize for sure.

My name is Jason, I'm in search of a small to mid-size brokerage in the Denver area. It would have to be an investor agent friendly brokerage. I've been with my current brokerage for just over 12 months and looking to make a change. I'm certainly a junior agent with a lot to learn and at the moment I'm only part time. But I am hoping to make the jump soon to full time.I would also love to be part of a wholesaling team or even a flipper team. In addition to being a licensed real estate agent I also have a bachelor's degree in Sociology and I'm confident I can be of some sort of use. I'm also a U.S. Navy veteran (just in case this info helps). I can find and apply to the larger brokerages online all day but it seems like the smaller ones are harder to find which is why I'm posting here. Ask me a question, lets chat!

@Trent Stone I'm sort of in the same boat, no pun intended. BTW its funny you guys have this China Lake connection, I was stationed there briefly in 2009, place is hotter than H***. Im looking at property out of state too and currently very interested in Tulsa, Ok. Im just looking at condo's though, no multi family. Its possible to find a good move in ready home without the required rehab that still cash flows.

Your problem is that you have way too many options, that's a good problem to have. I would continue to narrow down desires then focus on that aspect.

Your head is in the right place. But if I were you, I would rent out the garage first while you take the house. Your giving up too much too early on. And yes as someone else stated there should be clear boundaries, the garage apartment should have all amenities such as a shower and kitchenet. But if it doesn't have a washer and dryer you could simply disclose to potential tenants that there is no washer and dryer on site, rather than letting them into the house for laundry or installing one which gets expensive. I think that's a better way to get started, it lets you start off small. Then once your comfortable with that situation you could bring a roommate into another room. Its not a stranger if you have very strict criteria and interview them. And then eventually move to the garage yourself if the numbers work.

As others stated the numbers look good. My advice would be to browse videos (or continue to study) how to manage 3 properties. It could be overwhelming going from owning nothing to now collecting rent and managing repairs on 3 homes. Be strict with the tenants from the very beginning. If you offer any sort of leeway or agree to make unnecessary upgrades they will walk all over you.
