2011 Howard Ave, Middletown, OH 45044 2 bed 1 bath ranch with stone basement. Small house (756 sq ft) on small lot. On street parking.

Property in rough shape, needs paint, carpet, kitchen w appliances, new bathroom, and 8 windows. No a/c unit, they just have window units. It's such a small house, that I don't think the rehab budget will be too bad, and should be easy to maintain once repairs are made.

HVAC, HWH, electric and roof looked fine.

Price $ 16,000

Need to Move this fast

ARV: $220-250k

Comp: 3938 Burwood sold for $265k in 2 days!

-comp was 500 SF larger and rehabbed nicely, but this street has high end potential
