I have painted the ceilings three coats with the roller, and am seeing lines on the surface from the edges of my roller. This ceiling has very little texture, so I think that may be part of the issue. Is there a recommendation to avoid the lines from the roller, other than using a paint sprayer?

In my experience you will likely miss these deals if you are waiting in the realtor to share rental comps with you first. I recommend working a farm area with whose comps you are already familiar or checking craigslist for current rentals in your area of interest.

Kris Haskins so for ten years you've been showing rentals by giving callers the lockbox code? That's interesting. I usually tell everybody that calls on one of my properties that I will meet them there at, say, 10:30-11 on a Saturday and them just see how many show up. Before this incident though, this has been a good way to show rentals though? What's everybody else doing?

I think the level of back and forth discussion in this thread shows that not everyone is die-hard 2%. As investors struggle to make the 2%, there will be some who will accept maybe 1.75 of 1.5 or even 1% in those same areas to keep their money invested. Won't that activity help move the values upward and onward?

I would probably take the payment, but no discount.

Good morning BP!

I have evicted a tenant (in Texas) and received a judgment for about 3k. The courthouse says I can file an abstract of judgment which gets me paid if they sell any real property in the next ten years. In addition/instead of that, is it worth pursuing with a collection agency? If so, does anybody have a recommendation on one to use?
